Full job description

The Manager/Sr. Manager, Land & Real Estate will be responsible for site control, clearing title, due-diligence, engaging with financing parties, and support all phases of project development, construction and operations in support of SB Energy’s portfolio for utility-scale solar, energy storage, and datacenter projects across the U.S.

  • Partner with project development to analyze and cure title, obtain necessary crossing agreements and consents from third parties, obtain access and utility easements, resolve mineral severances, and conduct in-depth review and ongoing management of ALTA Surveys through commercial operations.
  • Collaborate with title underwriting and outside counsel and experts to de-risk projects and obtain and/or date down title insurance at each acquisition and/or financing milestone.
  • Manage and support negotiating and drafting Options, purchase agreements, leases and other site control agreements and related documentation with landowners, outside counsel and alongside commercial team members from project development.
  • Lead real property closings for both land and improved property, including all components of the closing process with the ability to direct and assist with managing outside counsel, consultants and other team members when needed.
  • Collaborate closely with SBE Legal, Grid Integration and Capital Markets teams on any real estate related matters from project inception, land closing/execution, financing, NTP and asset management/compliance.
  • Manage and oversee external counsel and consultants, whether related to a financing or not, including preparing a scope of work, contract documents, and reviewing quality of work product.
  • Support of project financing activities with respect to all real estate items, including deliverables and conditions precedent to closing milestones, construction financing draws, and review.
  • Manage relationships and communication with investors’ real estate counsel. Support Project Development with project schedules and budgets with respect to real estate items, based on experience and market conditions.
  • Manage and support real estate asset compliance and risk for SBE alongside the Real Estate team with expertise in one or more areas, including: real estate portfolio management, real property-related tax matters, renewable energy/solar industry site control and utility compliance and data center development, construction, finance and operation as required.
  • Build and maintain effective relationships with authorities having jurisdiction at multiple levels of government, property owners, real estate brokers, and any other relevant stakeholders in the renewable energy/data center sectors.
  • A bachelor’s degree and either a graduate degree or paralegal studies/experience in land, regulation, real property transactions, and/or renewable energy. J.D. is strongly preferred.
  • At least 5+ years of experience in real estate/title, and/or renewable energy/data center project development, with at least 3+ years practicing law, either in-house or in a law firm, focused on real estate with familiarity of utility-scale solar or other renewables origination/development processes. Strong preference for attorneys barred, or who have previously practiced in Texas, Midwest and/or any East Coast States.
  • Direct experience in the renewable energy industry, whether as counsel or in another role in two or more of the markets: ERCOT, PJM, MISO, SWPP, NEISO or NYISO is required
  • Experience managing land and real estate assets through financial close; knowledge of project financing, pre-construction requirements, lender requirements and ability to keep up to date with legal and regulatory changes impacting real property assets in the renewable energy and data center sectors.
  • Comfortable drafting, reading, reviewing, and negotiating contracts, alongside SBE Legal or other teams, both internal and external to SBE.
  • Ability and flexibility to manage multiple work streams with different paces, objectives and timeframes from a business and risk management perspective.
  • Strong sense of ownership over individual contributions and team success.
