This position has responsibility for multiple properties -- an entire campus totaling 1.4MM square feet located in Riverwoods IL and multi floors in Class A high rise located in Chicago. The Senior Facilities Manager is responsible for daily operation of the properties including implementation of policies, procedures, programs and financial performance that will assure a well-managed, well-maintained portfolio that will exceed the needs of the client and elevate the associate experience.
This position is the primary liaison and point of contact with the client and leads staff in the coordination of services and activities, financials, vendors and manpower required for current and future needs of the business.
Responsibilities Manage the delivery of facilities services to the assigned portfolio in accordance with all agreed policies, procedures and contract scope.
- Develop and manage facility operational and capital budgets for the assigned properties, proactively track variances and manage within target of agreed budgets.
- Lead the facility management team and operational programs for the client portfolio.
- Manage service contracts cost effectively. Responsible for all aspects of service delivery pursuant to these contracts.
- Act as a primary point of contact for the local client across the assigned properties.
- Ensure vendors meet service delivery standards, document and managing scope changes and performance.
- Develop and implement innovative programs and processes that reduce short and long term operating costs and increase productivity.
- Drive initiatives such as best practices and continuous improvement.
- Be accountable for the management and delivery of capital projects, including support the execution of small construction projects.
- Engage internally with other teams which may include fitness, food services, Janitorial, Landscaping, and others.
- Deliver reports as required under the agreement with the client and as requested.
- Comply with all requirements of the client contract and meet or exceed Key Performance Indicators.
- Deliver an exceptional quality of service to the client, as reflected by client feedback.
- Be a leader and drive the associate experience.
- 8-10 years of experience leading Integrated Facilities Management teams and services
- Strong leadership and relationship building skills with proven team management capabilities
- Strong interpersonal and problem-solving skills for complex facility management challenges
- Excellent verbal and written communication and presentation skills
- Proven record of providing excellent internal and external customer service
- Knowledge of Excel and ability to analyze data for budget management and reporting
- Experience with compensation planning processes and staff development
- Bachelor's Degree in Engineering or related technical field
- Knowledge of standard business and accounting practices
- Experience with lease administration and landlord-tenant relationship management
- Familiarity with facility management software and systems
- Understanding of building operations including HVAC, electrical, and mechanical systems
- Experience with budget variance analysis and financial reporting
- Knowledge of regulatory compliance requirements for commercial facilities
